I offer a detailed and thorough inspection of the home you are buying. I examine the grounds, roof, exterior, interior, check all windows and doors, test every outlet and switch, examine and test all toilets, sinks and visible plumbing, examine and test HVAC system (Air Conditioning), examine the electric panel, test appliances, examine attic (space permitting) and examine walls, ceilings and floors. My goal is for you to be as informed as possible about the condition of the home and what defects may be present. Nobody likes a surprise when the moving truck is in the drive way!
The same attention to detail goes into condo inspections. Common areas outside of unit are included as part of exterior, Roof portion is limited by multiple story buildings and HOA fees caring for roofs in most complexes. It is recommended to ask what HOA fees cover when purchasing a condo. Every component and appliance is tested.
All visible plumbing is examined when inspecting a pool. The timer, motor, heater, pool light and air blower are tested during pool inspection. Skimmer is checked, Pool screen cage is examined as well as screen doors to making sure hand rails are secure. All findings are detailed and added to your home inspection report. Please note that testing chemicals is not part of the inspection and non-visible pipes can not be examined for leaks.
